Chimney inspection in Bloomfield Township
Bloomfield Township houses span about a hundred years, from 1920s Tudors in Bloomfield Village to lake houses built in the last few decades, so an inspection starts by working out what kind of chimney you have.

Reasons to book one
A house sale is the big one, and for that we'd suggest a Level 2. People also call before using a fireplace that's sat idle for years, before putting in an insert or switching to gas, and after a storm, when a limb has come down on the roof. Wooded lots are common in the township, and a falling branch can crack a crown or knock a cap loose.
Bloomfield Village, 1924 on
Judson Bradway platted Bloomfield Village in 1924, and his company kept control of the house plans there until 1966. So a 1920s Tudor can sit next to a house built forty years later, with a very different chimney. Many of the Tudors have clay chimney pots on their flues, like the two in the photo. A pot looks good from the street, but it hides the top of the flue, and the mortar around its base wears out before the brick below. We check the pots, the crown around them and the flue under each one.
Country Club Estates and the 1920s
A year before the Village, in 1923, Bradway and Perry Vaughan platted Country Club Estates on the south side of Long Lake Road just east of Lahser, 25 building lots on a 100-acre farm. A chimney from those years has clay tiles that are close to a century old. Cracks and open joints between the tiles don't show from the roof or the firebox. A camera down the flue shows them, and you see the same picture we do.
What it costs
A Level 1 is $49 and is credited toward any repair or service we do after it. A camera can be added for $75. A Level 2 is $149. It includes the camera and the chimney in the attic, basement and crawl space, and it's the one for a home sale, after a chimney fire or a storm, or when you change what vents into the chimney. Our guide to chimney inspection levels explains the difference. If you also use the fireplace, a chimney sweep in Bloomfield Township includes an inspection on the same visit.
Questions
Can you inspect a flue that has a clay chimney pot on top?
Yes. We look at the pot itself, the mortar holding it down and the crown around it, and then look down the flue from the top or run a camera up from the fireplace. A pot that's loose or cracked is a repair to plan, since it's heavy and sits at the top of the chimney.
We're selling our house in Bloomfield Township. Should we get a chimney inspection first?
A Level 2 before you list, at $149, means the chimney is checked before the buyer's inspector gets to it. It covers the attic, basement and crawl space areas and runs a camera down the flue. If anything turns up, you have time to price it or fix it on your own schedule instead of in the middle of a negotiation.
