Chimney sweep, inspection and repair in Royal Oak

Royal Oak has 1920s brick houses near downtown and along Vinsetta Boulevard, and blocks of post-war ranches and colonials toward the north end of the city.

Two generations of chimneys

The older neighborhoods close to Main Street and Woodward have brick bungalows, Tudors and colonials with chimneys original to the house. On these we see crowns that have cracked, mortar joints that have washed out near the top, and flashing that has been patched more than once.

Farther north, more of the houses are ranches and colonials from the late 1940s and the 1950s. They usually have one brick chimney serving both the fireplace and the furnace or water heater.

The flue you can't see

Clay tile flue liners from the original construction can crack or separate at the joints over the decades, and there's no way to see that from outside. If you want to see the inside of your flue for yourself, add a camera inspection for $75 when you book.

Parking on older streets

In the older neighborhoods the houses sit close together and street parking can be tight. If there's a driveway we can use, mention it when you book, and we'll plan around it.

Repairs that match the house

A patched chimney shows on a block of 1920s brick houses. When a Royal Oak chimney needs masonry work, we match the brick and the mortar color to what's already there.

Buying or selling in Royal Oak

Older Royal Oak houses sell with the original chimney more often than not. A Level 2 inspection covers the chimney areas in the attic and basement and puts a camera through the flue, which gives a buyer or a seller the same clear picture.
