Chimney sweep, inspection and repair in Canton
Canton went from about 11,000 people in 1970 to almost 49,000 in 1980, so most of the township is subdivisions of colonials and ranches built from the 1970s on, off Ford Road, Sheldon and Canton Center.
The first subdivisions
Canton was mostly farmland until the late 1960s, when Holiday Park went in south of Joy Road. Sewer and water lines opened the east side of the township, and the first big subdivisions followed along Sheldon Road. Windsor Park, with about 900 lots, and Carriage Hills to the south were finished in the early 1970s.
Most of those houses have a brick chimney, and they're now about fifty years old. That's the age when a crown that looked fine for decades starts to crack, and the mortar near the top starts to wash out. From the driveway you usually can't see either one. Most of these chimneys also carry a flue for the furnace or water heater, and an inspection checks that flue along with the fireplace flue.
The building boom and the framed chase
By the late 1970s Canton was adding around 1,500 new homes a year, many on 60 by 120 foot lots. After the 1981 to 1983 recession, building picked back up and kept going through the 1990s, with subdivisions like Glengarry and Pheasant Run and later Cherry Hill Village.
The later the house, the more likely it has a factory-built fireplace inside a framed chase instead of a brick chimney. The chase is a box built onto the outside wall, sided to match the house, with a metal cover on top. The first sign that cover is failing is usually a rust streak on the siding below it. More than one fireplace

Crown repair on the 1970s chimneys
On the brick chimneys from Canton's first subdivisions, the crown is the repair we expect to quote most. If the cracks are small and the concrete is still solid, a sealed coating can buy years. If it's breaking apart, we rebuild the crown and put a cap on the flue while we're up there.
