Chimney inspection in Canton

Canton's housing runs from mid-1800s houses in the Cherry Hill Historic District to subdivisions built through the 1990s and 2000s. Why people book a chimney inspection here depends a lot on which end of that range they live in.

Why Canton owners book one

Canton had about 57,000 people in 1990 and almost 99,000 by 2020, so a lot of its houses have been bought and sold in the last thirty years. Buying or selling is a common reason to book one. The others depend on the house:

  • On brick chimneys from the 1970s subdivisions, the furnace or water heater often vents up a second flue next to the fireplace's. When the furnace gets replaced, it's worth checking what still uses that flue.
  • On houses from the 1980s and 1990s with a factory-built fireplace, the metal flue, the chase cover and the cap all wear differently than brick.
  • A storm that brings down limbs, or a chimney fire, is a reason to look before the next fire.

Level 1 and Level 2

A Level 1 is $49. We check the fireplace, the damper, the flue as far as we can see it, and the chimney from the roof. The $49 is credited toward any repair or service we do afterward.

A Level 2 is $149. It adds the chimney in the attic, the basement and any crawl space, and a camera through the flue. It's what you want for a sale, a change to the heating system, or after a fire or storm. The camera can be added to a Level 1 for $75. Our guide to chimney inspection levels covers the difference.

Cherry Hill's older houses

The Cherry Hill Historic District, around Cherry Hill and Ridge Roads, was listed on the National Register in 2003. Most of its buildings went up in the mid-1800s. A chimney that old may have been rebuilt, relined or partly closed off more than once, and the inspection is how you find out what's actually there now. On a chimney this old, the Level 2 camera is often the only way to see the inside of the flue.

Questions

We're buying a house in Canton with two fireplaces. Do both need inspecting?

If both will be used, yes. Each fireplace has its own flue, and a problem in one says nothing about the other. Set the quantity when you book a Level 1, or tell us when you call for a Level 2. For a home sale, the Level 2 at $149 covers the attic and basement sections and puts a camera through each flue.

Our house is in the Cherry Hill Historic District. Can you inspect an old chimney like ours?

Yes. The inspection works the same way on a chimney from the 1800s as on one from the 1990s: we check what we can reach from the firebox and the roof, and a Level 2 adds the attic, basement and a camera through the flue. If anything needs repair, we check with the township about any approval or permit and put any cost on the quote.
