Chimney repair in Canton

Canton has two very different chimneys to fix. The early 1970s subdivisions along Sheldon Road have brick chimneys that are now about fifty years old. The houses built from the 1980s on are more likely to have a framed chase with a metal cover on top.

The framed chase

By the late 1970s Canton was adding around 1,500 houses a year, and building picked back up after the early 1980s recession and ran through the 1990s in subdivisions like Glengarry and Pheasant Run. A lot of those houses have a factory-built fireplace inside a chase: a wood-framed box on the outside wall, sided to match the house, with a metal cover on top.

The builder's cover was often thin galvanized steel. Once the coating wears off, it rusts, and the photo shows what that looks like after enough years. Rust streaks down the siding are the first sign most people notice. Water that gets through the cover soaks the plywood and framing under it, and a new cover over rotted wood won't stop the leak. The 1970s brick chimneys

Windsor Park and Carriage Hills, finished in the early 1970s, mostly have brick chimneys. At fifty years, the crown is usually the first thing to crack. A crown that's cracked but solid can be sealed. One that's breaking apart gets repaired or rebuilt. Most of these chimneys also carry a furnace or water heater flue, and we check that flue tile at the crown while we're up there.

Questions

On a framed chase, the usual source is the metal cover on top. A flat galvanized cover rusts through or sags, water pools around the flue opening, and it runs down inside the chase. It can also come from the storm collar around the pipe or the flashing at the roof. We check all three, look at the wood under the cover, and show you photos before we quote.
