The northwest side of Warren

Built in twenty years
Warren had about 42,000 people in 1950 and about 179,000 in 1970. Most of that growth was new houses on old farmland, after the tank plant and the General Motors Tech Center brought jobs to Warren. It became a city in 1957, in the middle of the boom.
On the west side, near Ryan and Dequindre, the typical house from those years is a ranch or a small post-war house on a quarter-acre lot, often with one brick chimney. That chimney usually carries the fireplace flue, and many also carry a flue for the furnace or the water heater. Cracks near the top
After sixty or seventy winters, the top of the chimney is where the damage shows. Water gets in through a cracked crown or open mortar joints, freezes, and pushes the brick apart a little more each year. The photo shows where that ends up: a crack running along the mortar line and the corner bricks pushed out of line under the crown.

Relaying the top courses
If the crown is cracked but the brick under it is still tight, a crown repair may be all it needs. When the corners have moved, a coating won't hold them. We take down the loose courses, relay them in fresh mortar and put a new crown on top. Before any of that, you see the photos and get a written quote for the masonry work.

The corner bricks near the top of my Warren chimney are sticking out. What causes that?
Usually water. On a chimney built in the 1950s or 1960s, water gets in through a cracked crown or open mortar joints near the top, freezes in winter, and pushes the brick a little farther out each year. Cracks along the mortar lines and white streaks on the brick often show up at the same time. When the corners have moved, the loose courses usually need to be relaid and the crown replaced.
