Big lots on wells and septic
Until 1987, almost every home in the township was a single-family house. North of Ford Road the lots run 2 to 5 acres. Ayrshire, south of Plymouth Road between the old and new Earhart Roads, has lots of about an acre. Plymouth Road itself has large-lot houses built 50 or 60 years ago. Outside the sewer area, houses here run on their own wells and septic systems.
A house on that kind of lot was usually built to order, and the chimney was built to match the house. The one in the photo is fieldstone, with two terra cotta pots set on a stone cap. A chimney like that has more joints than a plain brick one: stone to mortar, cap to stone, pot to cap. Each joint is a place for water to get in once the mortar opens up.
Thornoaks
Off Huron River Drive, Thornoaks was laid out in 1957 and 1958 by architect Jim Livingston and builder Eugene Kurtz. It's about thirty mid-century modern houses on half-acre and one-acre wooded lots, some looking out on the river. In 2018 it became a Washtenaw County local historic district, set up to protect that post-war architecture. If your house is in Thornoaks, we'll ask about the historic district before we quote work that changes how the chimney looks.
Stone and pot repairs
On a fieldstone chimney, we match the mortar color and the joint style to what's there, so the repair doesn't show as a patch. Loose pots get reset in fresh mortar, and a cracked cap or crown gets repaired or replaced. You see the photos and get a written quote for the masonry repair before anything starts.
Houses in the woods
A lot of houses in the township sit in the trees, some at the end of a gravel road. Questions
Our Ann Arbor Township house has a fieldstone chimney with clay pots. What wears out first?
Usually the joints at the top. A fieldstone chimney has thick mortar joints between irregular stones, and the pots are bedded into a cap or crown, so there are more places for water to get in than on a plain brick chimney.
