Ford Homes on Park and Nona
The first 94 Ford Homes went up on Park and Nona between May and October of 1919. Ford's architect Albert Wood drew six models, and every one of them put the chimney through the middle of the house. That keeps most of the chimney warm and dry. The part above the roof is what wears. After a century of freeze and thaw, the crown cracks, water gets under it, and the mortar in the top courses turns to sand. Most of what we quote on these houses is a crown and the brick right below it.
Outside chimneys in Dearborn Hills
The 1920s Tudors near the Dearborn Hills course are a different job. Their chimneys often run up an outside wall, so wind and rain hit three faces from the ground to the top. On those we look for washed-out joints partway up and for loose or spalled brick, along with the crown and flashing.

Yes. Repointing and crown work that matches what's there now usually doesn't change how the chimney looks, but the district has its own guidelines and the city reviews exterior work. If your repair would change the look of the chimney, we'll ask about approval before we quote, and we'll check with the city about any permit and put the cost on the quote.
My Tudor's chimney has white stains near the top. Does that mean it needs to be rebuilt?
Not on its own. White stains mean water has been moving through the brick and leaving salts behind as it dries. Sometimes the fix is a crown repair and some new mortar, and the stains stop. If bricks are flaking or loose, the top section may need more. We look first and show you photos before we price anything.
