The houses around the Dearborn Hills golf course went up in the 1920s, around the time the course opened in 1922 and 1923. The Ford Homes on Beech, Edison, Francis and Gregory were built in 1920. A chimney that age has outlived several furnaces. Today its flue often carries exhaust from a gas furnace or water heater, an appliance that came along long after the chimney was built. Some of those flues are fine. Some have cracked tile or gaps at the joints that you'd never see from the yard.

A Level 2 is $149. It adds the chimney sections in the attic, basement and crawl space, and a camera run through the flue. People book a Level 2 when they're buying or selling, when they're changing what vents into the chimney, or after a chimney fire or storm. Book the $149 Level 2. A house sale is when it's usually done. It covers the chimney in the attic and basement and puts a camera through the flue, which is where problems hide on a chimney close to a hundred years old. Call early in your inspection period so there's time to price anything we find.
Does the $49 inspection get credited if I need work?
Yes. The $49 for a Level 1 inspection is credited toward any repair or service we do after it. So if the inspection turns up a cracked crown and you have us fix it, the $49 comes off that bill. The same goes for a sweep.
