Chimney inspection in Taylor

In Taylor, plenty of chimneys have never had a fire in them. They were built for the furnace and water heater, and an inspection is the only time anyone looks inside.

Why people in Taylor book one

Taylor has about 26,800 housing units spread over almost 24 square miles, from the blocks around the Eureka Road shopping district to the streets off Goddard and Northline. Most of them are post-war ranches, and in many of them nobody living there knows when the chimney was last looked at. Buyers want to know before closing. Sellers want no surprises. And homeowners call after the furnace or water heater gets replaced.

That last one matters on a ranch built without a fireplace. A new high-efficiency furnace usually vents out the side of the house, which leaves the water heater by itself in a flue sized for two. Our guide to a water heater alone in an old chimney explains what can happen next and how it's usually fixed.

What each inspection covers

A Level 1 inspection is $49. We check the fireplace if there is one, the damper, the flue as far as we can see it, and the outside of the chimney: the crown, the cap and the flashing. The $49 is credited toward any repair or service we do after the inspection.

A Level 2 inspection is $149. It adds the chimney areas in the attic, basement and crawl space, and a camera through the flue. Book one when you're buying or selling, changing what vents into the chimney, or after a chimney fire or storm. You can add the camera to a Level 1 for $75. Our guide to chimney inspection levels goes through the difference, and the chimney inspection cost guide breaks down what you pay for.

Newer houses and factory-built fireplaces

Not every Taylor house is a 1950s ranch. If yours is newer and has a factory-built fireplace, with a metal flue inside a framed chase instead of a brick chimney, we check the flue sections, the chase cover on top and the wood framing under it, where water tends to get in.

After the inspection

You get a plain-language walkthrough with photos. If something needs work, we give you a written quote. If the fireplace flue only needs cleaning, a chimney sweep in Taylor is $349 and includes an inspection on the same visit.

Questions

My house doesn't have a fireplace. Why would I need a chimney inspection?

Because the furnace or water heater is probably venting into the chimney every day. That flue can crack, fill with debris, or end up the wrong size after a new furnace goes in. A $49 Level 1 inspection checks the flue and the outside of the chimney, and the $49 is credited toward any repair or service we do afterward.

We're selling our Taylor ranch. Should we get the chimney inspected first?

It helps. A Level 2 inspection, at $149, covers the chimney in the attic and basement and puts a camera through the flue. If it turns up something, you can fix it or price it before a buyer's inspector finds it, and you have the report to show them if it doesn't.
