Northfield Township, Washtenaw County
Chimney repair in Northfield Township
Chimney repair in southern Northfield splits two ways: the tops of old farmhouse chimneys, and rusted covers on the framed chases of houses built since the late 1990s.

Farmhouse chimneys on North Territorial
Our service area takes in the southern half of the township, toward Ann Arbor. Most of Whitmore Lake is outside it, so call before you book if you live up there.
Joshua Leland bought land on North Territorial Road in 1831, and the house he and his wife Nancy built there in 1846 went on the National Register in 2025. Farmhouses from that era still stand along the roads toward Ann Arbor. Their chimneys sit up high on open land with no trees to break the wind, and they take rain sideways. What we see on them is mostly at the top: a cracked crown, loose brick in the last few courses, and flashing that has been patched more than once.
Chases on the newer houses
Along Earhart Road and nearby, houses have gone up on country lots since the late 1990s. Many of them have a factory-built flue inside a framed chase, with a metal cover on top. Covers like the one in the photo rust, sag, and start holding water. The water runs down inside the chase and rots the wood frame. Paint buys a few years. A stainless cover made to fit is the longer fix.
Starting prices
These are starting prices. Your written quote gives the exact number.
- A stainless chase cover with one hole starts at $1,000 plus $1 per square inch.
- Replacing a rotted wood frame under the cover runs $895 to $2,349.
- Crown repair starts at $1,000 plus $1 per square inch. A rebuild starts at $1,500 plus $1 per square inch.
- Replacing 1 to 15 damaged bricks is $850 plus $75 a brick.
- Flashing repair or replacement runs $595 to $3,495.
On a tall farmhouse chimney where a ladder isn't safe, a lift or scaffolding adds $1,249.
Before anything starts
We look at the whole chimney along with the spot you noticed, then send photos and a written quote. If a smaller repair would do for now, we say what it would and wouldn't fix. We check with the township on permits and put any permit cost on the quote. Nothing starts until you approve it. If you'd like a look first, a chimney inspection is $49.
Questions
Our chase cover is rusty but nothing is leaking yet. Should we replace it now?
Rust on top usually means water has been sitting there. Once the cover sags, water pools in the middle, finds the screw holes and seams, and runs down inside the chase, where you won't see it until the wood frame has softened. Replacing the cover alone starts at $1,000 plus $1 per square inch. Waiting until the frame rots adds $895 to $2,349 to that.
Can you match the brick on an old Northfield farmhouse chimney?
Usually close. Brick from the 1800s varies in size and color, and an exact match isn't always out there. We look for brick close to the original, and on a chimney that has been rebuilt before, we match the newer section if that's what shows. You see the plan in the quote before we order anything.
