In southern Northfield, a lot of houses sell with chimneys that have outlived several heating systems. An inspection sorts out what each flue does now and what shape it's in.

Old farms toward Ann Arbor
Our service area is the southern half of Northfield Township, toward Ann Arbor. Most of Whitmore Lake is outside it, so if you live up there, call first.
German families settled in Ann Arbor and Northfield Township in large numbers in the 1920s. In 1938, five of those families put money down on ten acres on Pontiac Trail, and the place became German Park, which went on the National Register in 2025. Groves Farm, on Sutton Road, was listed in 2023. Farmhouses here have been heated many ways over the years. A chimney built for a wood stove might later have served a furnace, then been left with only a water heater, or nothing at all. From the outside, the chimney in the photo gives no clue what's connected to it. Inside, there may be an old stovepipe hole that was covered with a metal plate, a furnace flue next to a fireplace flue, or a liner someone added later. We find each one and tell you what it's doing.
When to book one
Any of these is a reason to book one:
- You're buying or selling a farmhouse or a house on acreage.
- You've added a wood stove or an insert, or changed the furnace.
- You have a newer house with a factory-built fireplace and don't know when it was last checked.
- There's been a chimney fire, or a storm has hit the roof.
Level 1 or Level 2
A Level 1 inspection is $49 and covers the fireplace or stove, the flue and the outside of the chimney. We walk you through what we found, and the $49 is credited toward any repair or service we do after it.
A Level 2 is $149. It adds the chimney sections in the attic, the basement and any crawl space, and a camera through the flue. That's the one for home sales, for changes to the heating system, and after a fire or storm. The camera alone can be added to a Level 1 for $75. Questions
The farmhouse we're buying has two chimneys. Is that two inspections?
Each chimney gets its own inspection, and the $49 Level 1 price is for one chimney. For a sale, a Level 2 at $149 is the usual choice. Call with the address and tell us how many chimneys and fireplaces the house has, and we'll give you the total before we come out. Leave time in your inspection period in case something needs pricing.
We put a wood stove into an old chimney. Should it be inspected?
Yes, and a Level 2 is the one for a change like that. A flue built for a fireplace or an old furnace may be the wrong size for a stove, or have cracked tile you can't see from below. We check how the stove connects, run a camera through the flue, and tell you whether it needs a liner or other work before you burn in it all winter.
