Chimney repair in Superior Township

Superior Township has chimneys from three different eras within a few miles of each other, and each one tends to fail in its own way. The cracked crown is the one repair we see on all of them.

Three generations of chimney

The oldest houses are around the Dixboro village square on Plymouth Road, some from the 1800s. Nearby, Dixboro Heights went in on a former cornfield in 1951, and its chimneys are now about seventy-five years old. Then there's Geddes Glen, off Geddes Road east of Dixboro Road, where most of the houses went up in the 1990s.

On the 1950s houses, the mortar crown on top has often cracked through by now. The 1990s houses are bigger, and their chimneys are taller, faced with brick or sometimes stone. Stone chimneys crack at the crown too. The one in the photo has a crack running from the vent pipe to the edge, and water has started to wash out the joints between the stones below it.

Where prices start

These are the prices most repairs here start from. Your written quote has the number for your chimney.

  • Crown repair from $1,000 plus $1 per square inch, or a full crown rebuild from $1,500 plus $1 per square inch.
  • Tuckpointing: $595 to $4,995, depending on how many joints need new mortar.
  • Flashing repair or replacement: $595 to $3,495.
  • Waterproofing: $795 to $2,725, after the joints and crown are sound.

On a tall two-story chimney or a steep roof where a ladder isn't safe, a lift or scaffolding adds $1,249. We tell you before we quote if yours needs it.

Old houses near the village square

On the old houses near Church Street and the square, brick and mortar should match what's already there. We match the color of the existing joints when we repoint and look for brick close to the original when some has to be replaced. If an old chimney no longer serves anything, it still needs a cap or a cover on top to keep rain out.

How it works

We look at the whole chimney first, along with the spot that caught your eye. You get photos, an explanation of what a smaller repair would and wouldn't fix, and a price in writing. Nothing starts until you approve it. If you'd like us to look before you decide, a chimney inspection is $49.

Questions

Can you repair a fieldstone chimney, or does it need brick?

Fieldstone can be repaired as fieldstone. Loose stones get reset, the joints get repointed in a mortar color close to what's there, and a cracked crown gets repaired or rebuilt. Fieldstone chimneys have deep, uneven joints, so tuckpointing takes longer than on brick, and the quote reflects that. You see photos and the price before anything starts.

Do I need a permit for chimney repair in Superior Township?

It depends on the job. We check with the township for your repair before we start, and the written quote says whether a permit is needed. When one is, the permit cost is in the price you approve. For houses in the old Dixboro village, we also ask about the township's design guidelines before we quote.
