Chimney repair in Allen Park

Most homes in Allen Park are single-family houses built before 1960, so on the west side the typical chimney is now past sixty-five years old.

Our service area is the west side of Allen Park, from the Southfield Freeway out to Pelham. East of the freeway, call before you book.

Brick houses, brick chimneys

Census figures in the city's own parks plan count about 10,300 single-family houses out of roughly 11,350 homes, and most of them went up before 1960, a lot of them brick ranches on the streets off Allen Road, Ecorse Road and Champaign. Brick goes back a long way in this city. In the 1920s, the land where Fairlane Green stands now was a clay quarry that made brick for Ford's Rouge plant.

What sixty-plus winters do

The top of the chimney goes first, because it gets the most weather and the least attention. The crown cracks, water gets in, and each freeze pushes the crack a little wider. Rust from an old cap runs across the crown, like in the photo, and the brick along the edges starts to lose its mortar. The flashing where the chimney meets the roof is worth checking whenever the roof is redone, since that's when it most often gets bent back and tarred instead of replaced.

Prices to start from

These are our starting prices. You'll get the exact price for your chimney in writing.

  • Crown repair from $1,000 plus $1 per square inch. A full crown rebuild starts at $1,500 plus $1 per square inch.
  • Replacing 1 to 15 damaged bricks: $850 plus $75 a brick.
  • Flashing repair or replacement from $595 to $3,495.
  • A new single-flue cap is $375. Cap repair and re-seating is $195.

Most of these chimneys are on one-story or story-and-a-half roofs and can be reached safely from a ladder. If yours can't, a lift or scaffolding adds $1,249, and we tell you before we quote.

How we quote it

We look at the whole chimney first, take photos, and explain what a smaller repair would and wouldn't fix. Then you get the price in writing, and nothing starts until you approve it. If you'd like a full check before you decide, a chimney inspection in Allen Park is $49, credited toward the repair.

Questions

There's a rust stain running across my chimney crown. What causes that?

Usually a steel cap, a rusted vent cap, or old steel in the crown itself. Water runs off the metal and leaves the stain. By itself it's cosmetic, but it tells you water is sitting on the crown and the metal is wearing out. We check the cap and the crown together and tell you whether you need a new cap, a crown repair or both.

Do you cover my part of Allen Park?

We cover the west side, roughly west of the Southfield Freeway out to Pelham Road. If you're east of the freeway, toward Melvindale, Lincoln Park or I-75, call and ask before you book, and we'll tell you whether we can get to you.
