Chimney inspection in Allen Park

On a west Allen Park Cape Cod, a good part of the chimney is hidden behind upstairs walls and in the basement, which is why a home sale here usually calls for a Level 2.

We cover the west side of Allen Park, from the Southfield Freeway out to Pelham Road. East of the freeway, call first and we'll tell you if we can get to you.

Why people book one here

Allen Park's population peaked at about 40,700 in 1970 and was about 28,600 in 2020. The houses are mostly the same ones. They've changed hands over the years, and the chimney's history usually didn't come with the deed. Buyers want to know what they're getting. Sellers want the chimney off the list of things a buyer's inspector can raise. Others call after a new furnace goes in, or before lighting a fireplace that's sat cold for years.

Cape Cods and the hidden part of the chimney

A Cape Cod's chimney passes through the upstairs between the knee walls, where the bedrooms are tucked under the roof. Most of it is out of sight. A Level 2 inspection covers the chimney in the attic spaces, the basement and any crawl space, and that's where you'd find water stains on framing, gaps in the brick, or an old opening that was covered over. On an outside chimney like the one in the photo, the risk is different: the face of the brick takes the weather, and the flue inside runs cold.

The two inspections

A Level 1 inspection is $49. We check the fireplace, the damper, the visible flue, and the outside of the chimney: crown, cap, brick and flashing. The $49 is credited toward any repair or service we do afterward.

A Level 2 inspection is $149. It covers everything in a Level 1, plus the chimney areas in the attic, basement and crawl space, and a camera through the flue. It's the usual choice for a home sale, a change to the heating system, or after a chimney fire or storm. You can add the camera to a Level 1 for $75. Our guide to chimney inspection levels explains which one fits.

What happens next

We walk you through what we found, in plain language, with photos. If something needs work, you get a written quote. If the flue just needs cleaning, a chimney sweep in Allen Park is $349 with an inspection on the same visit.

Questions

Our chimney goes up the outside of the house. Does a Level 1 cover all of it?

A Level 1 covers the outside of the chimney, the fireplace, the damper and the parts of the flue we can see. On a tall outside chimney, the inside of the flue is the part you can't see from anywhere. Add the camera for $75, or book a Level 2 for $149 if you're buying or selling.

Is the $49 credited if we have you do the work?

Yes. The $49 for a Level 1 inspection is credited toward any repair or service we do after it, whether that's a sweep, a new cap or a crown repair. If the inspection shows the chimney is in good shape and nothing needs doing, the $49 is all you pay.
