The Huron River runs through the township, and most of the 3,030-acre Proud Lake Recreation Area sits inside it. Houses along the river and the park edges off Wixom Road and Bogie Lake Road are under heavy tree cover. Leaves and twigs land in uncapped flues, and raccoons and squirrels use overhanging limbs to get to the roof.

The visit
The sweep and inspection is $349 per flue. Drop cloths go down first. We brush the flue top to bottom, then check the firebox, damper, crown, cap and flashing and walk you through it. A camera inspection through the flue is $75 more. If something needs fixing, you get photos and a written quote for chimney repair in Commerce Township before any work starts.

Does a wood insert need a different kind of sweep?
A little. We sweep the flue the insert vents into and check whether the insert has its own liner and how it's connected, along with the door gaskets and glass. Insert cleaning runs $349 to $549, depending on the buildup and whether the insert has to come out to reach the flue. Call before you book so we can tell you what to expect.
We live near Proud Lake and get a lot of leaves on the roof. Do we need a cap?
If your flue has no cap, leaves, twigs and animals have an open way in. A stainless cap with a mesh screen keeps them out and keeps rain off the damper. We'll check yours during the sweep and tell you if it's missing or rusted. A single-flue cap is $375, and it's your call.
