In Keego Harbor, the chimney is often the oldest part of the house. An inspection tells you what it was built for, what's venting into it now, and whether the two still match.

Why people here call us for one
The trolley line between Detroit and Pontiac came through Keego Harbor in 1890, and the cottages that followed went up a few at a time, built by different owners. So there's no standard Keego Harbor chimney. Two houses on Beechmont Street can have chimneys built decades apart for different kinds of heat.

The two levels and what they cost
A Level 1 inspection is $49. We check the firebox, the damper, the flue as far as we can see it, and the outside of the chimney: brick, crown, cap and flashing. The $49 is credited toward any repair or service we do after it.
A Level 2 is $149. It adds the parts of the chimney in the attic, basement and crawl space, plus a camera through the whole flue. It's the one to book for a home sale, after a chimney fire or storm, or when you're changing what vents into the chimney. You can add the camera to a Level 1 for $75. What the camera finds in old flues
On a house that grew out of a cottage, what we see at the top often doesn't tell the whole story. Clay tiles can crack or separate partway down, and a furnace added years later may connect to the same flue as a fireplace below it. The camera shows each joint, and you see the footage with us.
After the inspection

We're buying a house on the canal. Does the chimney need its own inspection?
A general home inspector usually looks at the fireplace from the room and the chimney from the ground. On an older Keego Harbor house that may have been added onto, we'd book a Level 2. It's $149 and covers the chimney in the attic, basement and crawl space, plus a camera down the flue. Call early in your inspection period so there's time to price anything we find.
Is the $49 inspection enough if I just want to use the fireplace again?
For most people, yes. A Level 1 covers what we can reach without special tools: the firebox, the damper, the flue we can see and the outside of the chimney. If something points to a hidden problem, we'll tell you and you can add the camera for $75. The $49 comes off any repair or service we do afterward.
