Level 1, Level 2 and the camera
A Level 1 inspection is $49, credited toward any repair or service we do after it. We check the firebox, damper, the flue as far as we can see, and the outside of the chimney, including the crown, cap and flashing.
A Level 2 is $149. It covers the chimney in the attic, basement and crawl space too, with a camera through the flue. Our 1960s ranch has one chimney with two flues. What does the inspection check?
Usually one flue serves the fireplace and the other the furnace or water heater. We check both: the fireplace side for the firebox, damper and flue, and the appliance side for how it connects and whether it's lined and sized for what it vents. If the furnace was swapped for one that vents out the wall, we look at whether the water heater is now alone in a flue too big for it.
Do condo owners need a chimney inspection?
If your condo has a fireplace, it's worth one before you use it, gas or wood. Check with your association first, since the chimney or chase may be theirs to maintain. Our $49 inspection comes with photos you can show the association if something needs repair.
