Chimney inspection in Wayne

In Wayne, the question an inspection usually answers is what's inside the chimney: clay tile, a steel liner, or on some of the oldest houses, bare brick.

Why people in Wayne book one

The oldest part of Wayne grew up around Michigan Avenue as a village. The Wayne Historical Museum sits in the old city offices downtown, a building from about 1878, and the oldest houses in the city are on the streets around it. Their chimneys were built long before anyone had a gas furnace, and many of them now carry exhaust from a gas furnace or water heater. Some were never lined. Others have clay tile that has cracked or separated at the joints. None of that shows from the street.

The newer houses came with Ford. The Michigan Assembly Plant opened in 1957, and Wayne's population reached about 21,000 by 1970. Those ranches are younger, but they're past sixty now. If you're buying or selling one, the chimney is worth a proper look.

Level 1 or Level 2

A Level 1 inspection is $49. We check the firebox, the damper, the visible part of the flue, and the outside of the chimney from the crown down to the flashing. The $49 is credited toward any repair or service we do afterward.

A Level 2 inspection is $149. It adds the chimney areas in the attic, basement and crawl space, plus a camera through the whole flue. Book a Level 2 when you're buying or selling, when you're replacing the furnace or water heater, or after a chimney fire or storm. The camera alone can be added to a Level 1 for $75. Our guide to chimney inspection levels covers what each one includes.

What the camera shows

From the roof or the firebox, you see the first few feet of a flue. The camera shows the rest: cracked tile, gaps at the joints, missing mortar, or a liner that's been put in at some point, like the steel one in the photo. If a flue needs a liner, we price one sized for the appliance that actually uses it.

After the visit

We walk you through what we found with photos, in plain language. If something needs work, you get a written quote and decide on your own time. If the flue only needs cleaning, a chimney sweep in Wayne is $349 and includes an inspection on the same visit.

Questions

How do I know if my chimney has a liner?

Sometimes you can see clay tile or a steel pipe sticking out of the top of the chimney. That tells you something is there, but not what shape it's in further down. A camera through the flue shows the whole run. It comes with a Level 2 inspection, or you can add it to a Level 1 for $75.

Do I need an inspection if I only use the fireplace a few times a year?

The fireplace isn't the only thing using the chimney. If your furnace or water heater vents into it, that flue works every day. A $49 Level 1 inspection checks every flue in the chimney, and the $49 is credited toward any repair or service we do after it.
